Thirteen Storey Tower Block Proposed Near Hogarth Roundabout
Planned development would contain 170 build to rent flats

A plan has been drawn up for a 13-storey tower block at the top of Burlington Lane by Hogarth Roundabout.
The owner of the site which overlooks the Hogarth Flyover, has already obtained approval for the conversion of the existing disused office building which was last used in 2106 into flats. Initially this was for 82 units but a later application was approved to add an extra floor to the scheme bringing the total to 91.
Now it is being proposed to demolish rather than convert the existing 5 storey building to the west of the roundabout to create 170 build to rent flats with additional commercial space.
The buildings have been designed by architectural practice Simpson Haugh with the interiors to be created by Jaysam.
The developer has already been having pre-application planning discussions with planners at Hounslow Council and has begun a consultation with residents of the area on the scheme.
The flats would comprise 41% one bedroom, 38% two bedroom and 21% 3 bedroom. The developer says that the project would include some affordable rent apartments but would be ‘tenure-blind’ with all residents having the same access to facilities within the scheme and the external amenities.

The ground floor would have a retail unit and a shared residential lobby with workspaces available for use by tenants as well as commercial office space.
68 standard and 19 blue badge car parking spaces would be available in a basement car park.

The developer says it is keen to see if it can provide improvements to the subway under Hogarth Roundabout including better lighting, improved signage, enhanced handrails and the retiling of walls with a dedicated cycle lane through the underpass. A public art/historic time line on the walls to provide information about the site’s historic value is also suggested.
Two consultation events are being held online for residents. One takes place at 7pm on Tuesday 17 October and the other at 1pm on Thursday 19 October. You can register for one of the events here.

Residents have expressed disappointment that face-to-face presentations are not being made. We asked the company handling the consultation for the developer why this was so but have not yet received a response.
Once the initial consultation is complete, it is anticipated that the developer will submit a planning application before the end of the year.
