The developers behind the massive construction project in the centre of Chiswick say that it remains on schedule for completion next year.

There had been some comment from locals about the lack of activity on the Chiswick Green site which includes the former office block on Chiswick High Road known as Empire House as well as new buildings on Essex Place.

The project reportedly has also hit problems due to a freeze on building consents due to concerns about the lack of capacity in the electricity grid. This meant that projects in three London boroughs including Hounslow and Ealing could not proceed.

Recently a report to City Hall was published which stated that 44 ‘smaller’ projects were now able to go ahead because sufficient capacity was available for them and it is understood that the Chiswick Green scheme was included.

A spokesperson for the developer Great Marlborough Estates said, “Chiswick Green is progressing well. We have secured the electricity and the scheme is on schedule with phased completions throughout 2023.

“The new marketing suite is open opposite at 273 Chiswick High Road, and the show apartments are set to open early next year.”

There are three main blocks in the development called Empire, Stoll and Adelaide Houses as well as a terrace of townhouses. Empire House offers a choice o apartments and penthouses, being built on the site of the Chiswick Empire theatre. Apartments are also available in Stoll and Adelaide House, with the option of two further penthouses in neighbouring Stoll House. A select collection of four townhouses are set in-between these three apartment buildings.

At the moment the scheme’s web site does not display and prices for the flats which were originally publicised as starting at over £600,000. Potential buyers are asked to register their interest.

The project has had a range of delays since it was originally conceived including the need to change original designs which were found to contain combustible cladding.

Architects commissioned by Lend Lease drew up designs for the Empire House development which stretches from Essex Place to Acton Lane as well as fronting onto Chiswick High Road. The tower block on the High Road is to be converted to residential use and the remainder of the site includes a new 7/8 storey block and four 3-storey townhouses on Essex Place and a 5-storey block on the corner of Essex Place and Acton Lane, creating a total of 137 dwellings and additions to the existing commercial space.

These were approved by Hounslow Council in 2015 but then challenged by residents through a judicial review. When that failed, Lend Lease did not start the project and announced in 2018 that they wished to sell. The area around the scheme has since gone into a decline with complaints of empty shops, fly tipping and littering. The project was taken over by Great Marlborough Estates last September.
