Developer proposing both demolition and adaptation
Two separate proposals have been submitted for the redevelopment of the office building at 250 Gunnersbury Avenue on the corner of Power Road. Abrigo Estates Ltd. have made the two applications for the site after several attempts over the years by various companies for a development at this location including most recently a plan for a 13 storey tower. Two designs have been prepared by Squire and Partners for a permitted development planning application. One proposed the demolition of the current building and the construction of a five storey block containing 19 one and two bedroom flats with extensive landscaping and greening of the area. The second proposal would involve an exploration of the current building with a view to increasing its height to five storeys and adapting it to residential use. The number of flats that would be created by this option is not stated but the floor area for residential is less that with the option to demolish the building and there would be no two bedroom units. A commercial element to the development would be provided at the ground floor level. Earlier this year the council refused permission for a mixed-use part 11, part 12 and part 13 storey building comprising light industrial flexible workspace, a cafe and 204 co-living units on the site. It was felt the plan would have caused harm to the character and appearance of the Strand-on-the-Green, Gunnersbury Park and Thorney Hedge Conservation Areas. The existing building has been vacant since November 2014 when the previous tenant departed. In 2010 an application requested that the existing building at be demolished and replaced by a six storey office building with ground and basement levels set aside for a car showroom. The plans failed to be implemented. Permission for an 8-storey office building at the site is still live but has not been implemented.
