Chiswick property prices appear to have started moving upwards again this year after faltering towards the end of 2010.

The average price of a home sold in W4 in so far in 2011 is £648,482. This is getting back up to the record highs set in the third quarter of 2010 when sales averaged £669,548. The average fell to £615,752 in the last quarter of the year. So far in 2011, 13 properties have sold for over £1,000,000.

Andrew Dunford of Winkworth Chiswick commented, "It is also too soon to tell what is happening locally. The true picture will start to emerge after the 1st May Bank Holiday which is when we expect people who have been toying with moving to decide to test the market - and others to start thinking of doing so. We have several clients - as I'm sure other estate agents do - who are on the verge of taking the plunge but, with so many people taking advantage of the clutch of public holidays to go away for a long spring break, potential sellers are not only away but also waiting until their potential buyers are back."

OliverFinn's Christian Harper said: ""Market activity has fallen in 2011. Less houses are being sold as less buyers are looking. This will naturally have a detrimental impact on pricing. Factually 283 properties have come onto the market in W4 since February 1st 2011. Up to now only 27 have actually gone under offer. What are the remaining 256 clients going to do to sell their property? Reduce the price or take the property off the market which will fuel this small drop in pricing.

"If activity continues to fall, prices will fall as clients lower prices to become more competitive."

London property prices overall are up by 3.2% in February compared to last year. Prices were down marginally on the previous month. This is still highest level in the country with the North East seeing prices fall by 7.1% in the same period. Nationally prices fell by 1.7% in February 2011 compared with February 2010.

This brings the average property price to £341,048, in comparison to the figure for England and Wales, which is £162,215.
