The latest property sales information released by the Land Registry is suggesting that the W4 market remains active with good prices being achieved.

So far there have been 52 property sales reported for December 2009 which was much busier than the previous year. The average transaction price was over £600,000 with seven homes changing hands for over £1 million.

At this stage January seems a bit quieter with prices slightly down but a large proportion of sales during the month have yet to be reported and the figures are subject to revision (see table below for individual sales).

Edward D'arc's Derek Fletcher commented, "With overall volumes of house sales still below historic averages I would caution people not to read too much into the plethora of figures and statistics currently doing the rounds, as there are likely to be large fluctuations over short periods. "

The Land Registry House Price for London in January shows that the capital has been the strongest area of the country during the month with the average price now up by 10.5% compared to January 2009 and 3.9% compared to the previous month. The average London home now costs £336,212.

Derek Fletcher added, "The Land Registry figures are historic and reflect market activity often 3/4 months ago. Supply is still tight but those houses that 'tick the boxes' and are in the right location and priced correctly are selling; often at a premium that reflects buyers frustration at the lack of choice."

Price analysis based on offer prices rather than achieved sale prices is suggesting that the property market may be seeing some correction in 2010.

Martin Gahbauer, Nationwide's Chief Economist, said, “The price of a typical UK property fell by a seasonally adjusted 1.0% month-on-month in February, ending a strong run of nine consecutive monthly increases."

“There is evidence from a range of indicators that the market may have lost momentum in early 2010 as the stamp duty holiday ended and house hunters were obstructed by the icy weather.

"New buyer enquiries dropped sharply in the New Year and there was also an associated drop in the number of new mortgages taken out by homebuyers in January. This drop in demand seems to have fed into agreed prices during February."
