Multi-million pound sales boom so far this year
Despite the unrelenting general gloom about the economy and property market in particular, there still seems to be an appetite for property in Chiswick particularly larger houses. Only 22 homes have been reported as sold so far this year and of them 5 have gone for over £1 million. In January three houses sold for over £2 million the first time this has happened. One of the properties, in Newton Grove, made it into the list of the top ten sales in Chiswick of all time with a price of £2,875,000. This is very similar to the pattern seen in December where larger more expensive properties made up a disproportionate number of those being sold. The average price for properties sold so far in 2009 is over £800,000 which would represent an all time high but the volume of transactions is too thin to be truly representative of the state of the market. It is also impossible to know whether the purchase prices of the top end properties selling locally at the moment are at a discount to what they may have sold at a year ago or if the prices represent a genuine increase in the level of that sector of the market. The tables below shows top ten sales ever in Chiswick and the details of individual property transactions in the Chiswick area most recently reported to the Land Registry.
