Energy company and cosmetics brand sign leases at upgraded offices
May 31, 2023 Two businesses have signed deals taking up 18,000 sq ft of offices at Power Road Studios. So Energy, a green energy supplier and The Beauty Corp, a cosmetics company are expanding their operations in the development best known for being the headquarters of W. Chump and Son, the production team behind Amazon’s Grand Tour featuring Jeremy Clarkson, Richard Hammond and James May. So Energy, which already had a presence at the studios since 2019 has taken an additional 8,000 sq ft occupying all of Studio 2 on a five year lease. It currently occupies 7,000 sq ft of space at the creative office campus and has also just renewed its lease on this space for another five years. The Beauty Crop, a natural cosmetics brand, has also signed a five-year lease on 2,954 sq ft in Studio 1. Power Road Studios was bought by Brunswick Property Partners (BPP) from Helical in 2020 and it is operated through its £1bn Akoya neighbourhood workplace vehicle. The building is a former 1930s sewing machine factory that BPP has refurbished with units ranging from 500 sq ft to 30,000 sq ft in size. The refurbishment of Studio 1 was completed in October 2017 to provide 16,000 sq ft of space as well as the introduction of a new main entrance to the campus from Power Road. Planning permission was given in May 2017 for an additional 30,000 sq ft studio building, a 13,000 sq ft roof extension to Studio 1 and an occupiers amenity block to include cycle and changing facilities. The offices have been recognised as a WiredScore Gold development for its best-in-class connectivity and has also achieved AirRated Gold certification for its optimal indoor air quality. These deals are further evidence that we have achieved what we set out to, with fast growing innovative companies like So Energy and The Beauty Corp choosing Power Road Studios to be the place they expand their businesses.” Brunswick Property Partners formed its Akoya venture in September 2019 with the aim of creating a £1 billion portfolio of sustainable and convenient workplaces in and around Greater London. It says it focuses on localism and work-life balance for occupiers, with healthy lifestyles, occupier wellbeing and local communities as some of its key themes.
