As we enter September, Paul Cooney, Director of Horton and Garton Chiswick, discusses what sellers and buyers should expect from the Chiswick property market in the coming months.

The Autumn Market

It’s well documented that the UK’s property market is seasonally affected and historically, certain periods are busier than others. Throughout the pandemic though, the property market strayed from these trends due to shifting household priorities and the stamp duty holiday, making it more appealing for buyers to make a move.

As we’ve moved through the summer months of 2021, with the temporary stamp duty holiday tapering off, the property market has returned to a more familiar pattern and activity has been lower over July and August, as is usually expected at that time of year. Notably, as we’ve headed towards the autumn months, sellers have been getting in touch regarding bringing their properties to the market in the first few weeks of September.

The demand for properties remains high, especially for family houses. Buyers have been in contact checking to see if we have anything ‘off the books’ or soon to be launched that might suit them.

In many cases, buyers are in rented accommodation having chosen to sell earlier in the year only to have missed out on the few houses available to buy and are now effectively chain free. Many of the buyers who’ve been in communication are ready to go and eager to see suitable properties, and several inform us they’re happy to be flexible on timeframes to suit a vendor should they need to be.

Whilst we don’t expect there to be a dizzying frenzy this autumn, we’re expecting activity levels to be thriving and for well-priced properties to sell swiftly.



Moving Before the End of the Year

The summer holiday break is often a time used to reflect, regroup and plan ahead with many pressing go on moving plans as we enter September, setting an ideal deadline of being in a new home before Christmas.

With around 100 days until the 25th of December, those wanting to complete on a sale or purchase before the festive break have a window of opportunity to do so, but realistically they need to act sooner rather than later.

Buyers, especially those who’ve been searching for several months, are eager to secure a home but that doesn’t mean they’re happy to pay over the odds. Certainly, as far as mortgages are concerned, whilst rates are low, valuers are being realistic rather than optimistic – meaning pricing strategy will be important to those hoping to move forward with their plans in a timely fashion.

A key point, if you're planning to sell or secure a home before the end of the year, is that you really need to be engaging a knowledgeable and proactive local estate agent, together with a reputable solicitor and a dynamic mortgage broker, to ensure you have the best chance of getting a transaction over the line.
