A very Chiswick case study
We're a nation At Home. For many, this trying time has crystalized exactly where we need and want to be. How, then, do Chiswickians with a dream and itchy feet get moving? Horton and Garton's Director Paul Cooney reviews a mind-blowing lockdown case study: “With half a dozen virtual valuations now under my belt, I'm growing accustomed to this strange new normal. I took a 9am call on Monday 20th April from a Strand on the Green locals wanting to upsize here in Chiswick. Could we list and sell their home in Magnolia Road so their growing family could go shopping for the forever family home? Would it be possible? Is there any appetite in a market that is effectively on standby? We began with a virtual valuation and video walk-through of their home, inside and out. Then came a long phone conversation peppered with vital questions. I agreed with the sellers – we would take the virtual selling plunge. I began by retaining a virtual tour specialist who visited their home that Saturday in top to toe PPE; in the middle of lockdown and without the ability to conduct viewings, buyers would need to be able to ‘walk through' and ‘feel' every square inch of the house. My clients stepped out to allow our virtual tour specialist to create the walk through which was, quite simply, magic! We crafted sparkling marketing particulars and on Sunday it was time to launch. The house ‘went live' and I waited with bated breath… Fast forward 7 days and we'd fielded a whopping 44 enquiries, received multiple offers and agreed the sale of the Magnolia Road beauty for over the asking price – all without our team or a single buyer ever setting foot across the threshold. This swift result has enabled our clients to confidently begin the search for their forever family home in the heart of Grove Park. So yes, there is still an appetite for Chiswick property and this sale, my only ‘lockdown listing' to date, is a runaway success.
