Hogarth Business Park May Become Housing Development

The Hogarth Business Park may be turned into a residential housing development in the next few years.

Situated close by the Hogarth roundabout on the Great West Road, with an entrance on the A316, the business park is currently owned by Prudential and despite extensive marketing has been substantially empty for some time.

Now the Berkeley Group, which has a joint venture with Prudential, has decided to explore developing and improving the site which currently consists of three light industrial/warehouse units. The options could include residential development, or mixed use of the site.

The site is also occupied over two buildings, at McCormack House and 1, Burlington Lane, by global sports media giant IMG Worldwide, who are responsible for Premier League Football for international broadcaster, European Golf, and other high-profile sports and media productions.

About 400 IMG staff are set to move to a state-of-the-art premises at Stockley Park near Heathrow around June (the lease on McCormac House expires in 2014), while the remainder of the staff will remain at 1, Burlington Lane whose lease expires in 2016.

Belgrave Communications have distributed letters to residents in the area and said they were "in the early stages of examining development options for the Park."

The company has assembled a team to look into the options and consult with interested local parties. The company has also been in contact with the Chiswick House and Gardens Trust and Hogarth House, both of whom are adjacent to any proposed development.

"Berkeley are very aware of the potential impact of development on local communities. For this reason, we published our 'Ten Principles Of Placemaking' (www.berkeleygroup.co.uk/media/pdf/3/j/placemaking-brochure-final.pdf ).

"Prior to any future planning applications, we want to ensure that residents are consulted on our plans," according to the letter distributed locally.

A public exhibition displaying the plans for Hogarth Business Park will be held at The George and Devonshire Public House, 8 Burlington Lane, Chiswick, W4 2QE Date: Thurs 7th March and Friday 8th March 2013 Time: 1600-2000 hrs.

IMG Worldwide, the global sports media giant, signed a deal last November to move to Stockley Park to a 114,000 square foot site. The deal was the largest letting in Stockley for over a decade.The world’s largest independent producer and distributor of sports programming had agreed to pay an annual rent of £26.75 per sq ft (£288 per sq m) on a new 15-year lease. Around £2 million is to be spent upgrading the building.
